Sobha Q1 Report: Sales Bookings Soar to ₹3,656 Crore, Marking a 76% Increase Year-on-Year
On Friday (July 3), Realty firm Sobha Ltd announced its highest quarterly sales bookings for the first quarter of FY27, achieving a remarkable 76% year-on-year increase in sales value to ₹3,656 crore, fueled by robust demand for new projects in Bengaluru and Gurgaon.

The real estate company sold 23.35 lakh square feet this quarter, marking a 62% increase compared to the previous year, while the total number of homes and plots sold rose 78% to 1,432. The company’s sales value share hit a new record of ₹2,992 crore, up from ₹1,717 crore in the same period last year.


The average realization surged to ₹15,655 per sq ft in Q1 FY27, compared to ₹14,395 per sq ft last year. Sobha highlighted that the impressive performance this quarter was driven by strong demand for projects like Sobha OneWorld, Sacred Grove by the Lake in Bengaluru, and Sobha Crescent in Gurgaon.

Bengaluru accounted for ₹2,067 crore, or 56.5% of total sales, achieving its best-ever quarterly sales performance. The NCR region contributed ₹1,384 crore, making up 37.9% of total sales, whereas Kerala contributed ₹134 crore (3.7%), and other cities added ₹71 crore, or 1.9% of sales.

During the quarter, the company introduced 68.9 lakh square feet of saleable area across three projects in Bengaluru and Gurgaon, which included Sobha Crescent – Phase 1, an 11.99-acre luxury residential project in Sector 63A, Gurgaon, with 336 homes spanning 8.7 lakh square feet and an estimated sales potential of ₹2,200 crore.

Additionally, the company launched Sacred Grove by the Lake, a 26-acre premium plotted development at Chikka Tirupathi, Bengaluru, which consists of 388 plots with a total saleable area of 6.3 lakh square feet.

In East Bengaluru, Sobha debuted Sobha OneWorld, a 47.4-acre luxury residential project featuring 3,484 homes spread across 53.9 lakh square feet, with an estimated sales potential exceeding ₹7,500 crore. The initial phase comprises 2,249 homes across 34.3 lakh square feet.

During this quarter, the company completed 671 homes across eight projects, encompassing a total saleable area of 10.8 lakh square feet. Shares of Sobha Ltd closed at ₹1,440.75, reflecting an increase of ₹4.40, or 0.31%, on the BSE.
